內容：
簡賢清投宿客棧，見江南第一才女陸芙蓉之山水畫，十分歡喜。陸悉簡欣賞其畫，喜遇知音。兩人心意相通，更訂姻緣。中秋夜，簡因母病匆匆回鄉，陸父母怪簡失信，幸寶叔送來簡信函，眾人感簡孝義。

尹府唐天蔭垂涎陸美色，誣蔑陸父勾結賊匪，將陸貶為宮奴。唐迫陸嫁其為妾，以換取不殺陸父，陸無奈答允。簡歸來後寶叔告知一切，偷與陸相會，簡往找唐求放陸。唐假意答應，將陸囚在東樓，並火燒桃花院，騙簡謂陸已死。

寶叔巧遇被囚東樓的陸，著她書寫自身遭遇，允代為流傳
。唐派人追殺簡，為金錢大王所救。巡案至，發覺有冤情，齊往找唐。唐不滿民間高唱"怨東樓"，欲殺陸，陸為金所救。簡於東樓不見陸，唐迫簡自刎。陸至，指控唐，唐欲殺二人，為巡案阻止，終將唐凌遲。
